Most Hoffman Realty Group clients and customers are people who are interested in buying or selling an owner occupied residential single family home. However, with the recent changes in the real estate market many of our clients are in need of more specialized services we offer in the areas of "Short Sales" and how to buy "Foreclosure" properties.

With the advent of home shows on television and the internet, many people today possess some basic knowledge about the process of buying or selling a home.

The knowledge they do NOT possess is how to determine a fair price for the home they wish to sell or buy, negotiate contracts, arrange inspections and repairs, comply with Federal and State legal requirements, and handle the closing details so that everything goes smoothly without false starts and long delays.

You're a seller and:

1. You are new to selling a home and don't have much selling experience. Perhaps you're a homeowner who recently bought your first home. You have buying experience but you really have no idea where to start with how to sell a home.

2. You have tried a lot of things to sell your home yourself without much success. You've tried holding open houses, running an ad in the paper, installing a for sale sign and perhaps even have a web site but nothing is working very well. Buyers are not yet flocking to your door and you wonder if you just need to be patient or are you doing everything wrong?

3. You are struggling to make your mortgage payment and face the very real possibility of losing your home to foreclosure. You realize that although you have done everything you can within your control to stay in your home it looks very possible that you won't be able to continue making your mortgage payment. 4. You have had your home listed awhile with a real estate agent, fixed it up and staged it perfectly but nobody's looking at it. The home stager has come and gone. Yet, despite all of the endless hours of work on your part, few if any prospective buyers are coming by to look at your home, leaving you feeling frustrated about all of the work you've done with nothing to show for it. You need more qualified prospects to step through your door.

5. You're getting showings but nobody's making an offer. Are you faced with the frustration of having a showing but no offers are being made? How often have you lost a buyer to some "low-balling" neighbor who just listed his house for a bargain basement price because he's facing a divorce, bankruptcy or foreclosure? If you're like me, it seems the only thing buyers are interested in is hammering us on our price. Before you listed your house for sale the agent showed you comparable sales figures and suggested the price your home should be listed for and yet no offers are being made? 6. You have a love-hate relationship with your real estate agent. You chose to list your home with a real estate agent for two reasons; you don't have the time or the expertise to sell your home yourself. So, after some consideration, you listed with the agent who you believed gave you the best chance of selling your home. But after only a few weeks you rarely hear from your agent unless you pick up the phone and make the call. Worse, when you do talk it seems all you hear is cut your price and few if any ideas on how to get things moving in the right direction. All you really want is to be kept in the loop and you are not sure that everything possible to get your home sold is being done.

7. You have tried previously to sell your home and failed. This is very common in today's market. Everyone has high hopes the first time they offer their home for sale.
